It is essential that the title to the property concerned allows the enjoyment of such rights undisturbed and unchallenged and that, equally, the land in which water supplies, pipes, drainage systems or accesses are situated are burdened with reciprocal obligations. |

Equally, it will be necessary for properties to be served by public services, including (if applicable) drainage, water supplies, electricity, gas etc. and the necessary rights will have to be obtained, and negotiated, although in such cases normally by the statutory undertakers, for relevant purposes.
Such rights are known as "servitudes" and can, in some cases, be acquired by usage.
Water supplies and drainage systems are subject to regulation.
