The main principles of the Act are to create a right of responsible access to land, to allow rural communities to buy land when it is put on the market and to allow crofting communities to buy land at any time. |

This substantial shake-up in rural communities shifts the balance of rights away from landowners, where it has traditionally remained. It provides new opportunities and threats to both landowners and tenants with issues around access also clouding the situation.
The Act represents fundamental change in the law of property in Scotland.
